TOWN OF MOUNT HOPE
PLANNING BOARD MEETING
JANUARY 15, 2025 – 7:00 P.M.
Present: Wayne Howell-Chairman; Board Members: Jeff Boyd, John Richichi, Jeanne Zoll, Brian Cutler ,Mary Beth Horzepa-Alternate; Planning Board Engineer: Jason Pitinigaro Planning Board Attorney: Alex Smith; Town Board Representative: Amanda Davis
Absent: David Cantor, Chris, Ruckdeschel
Meeting called to order at 7:00 p.m.
Pledge of Allegiance led by the Chairman.
The Chairman stated there was no correspondence and that Blair Reynolds had submitted his resignation. Also Alex Smith has been appointed as our new attorney.
Charkin 4 lot Subdivision Public Hearing-Tax Map Section 6; Block 1; Lot 21 in the SR-1 Zone. Property consists of approximately 21.8 acres.
Present: Scott Buchholz, Project Manager
Chairman Howell asked if all the green cards were turned in; response was “yes”. Mr. Buchholz stated that this is a subdivision of 5 lots, 4 of which are proposed to be new residential lots and one is existing with which is a 15 acre lot that contains the existing dwelling and other structures on it. This site is located on the sourtherly side of 234 Shoddy Hollow Road and approximately 600 feet easterly of the intersection formed by Bull Road. There will be some clearing of trees and brush for site distance for driveways on sites one and two, which will be done by the property owner. J. Boyd asked if there this site will require any grading; Mr. Buchholz responded “no.” Jason presented his comments-stating there will be additional grading on the driveways and this should be shown and done on the maps. Jeanne Zoll stated she agrees that this should be the responsibility of the developer and should be maintained and if not there should be an easement to allow the Town to access this if need be. Jeff Boyd stated for Lot #2 there should be “language and or verbage” where each owner is responsible. Jason stated that can be made a “condition of final approval”. The Board wants to see more completion details; this project has to come back before the Board. Chairman Howell asked if there was any comment and or questions from the public, there was no one. Motion made by J. Zoll to close the public hearing; second by J. Richichi. All in favor; no opposed.
No reports from Planning Board Engineer or Attorney.

Motion made by J. Zoll to close the meeting; second by B. Cutler. All in favor.
