PLANNING BOARD MEETING

Meeting called to order by the Chairman at 7:00 p.m.
Pledge of Allegiance led by the Chairman.
Motion made by J. Boyd to accept the minutes of May 2025; second by D. Cantor. All in favor; no opposed.

Good dada 12 Lot Subdivision-Tax Map Section 16; Block 1; Lot 3.11 in the SR Zone. Property is located in Hidden Valley with access from Cedar Lane onto Guymard Turnpike.
Present: John Fuller, PE
John presented his comments to the Board stating they were last before the Board in November 2024 and February 2025 and they have been working on all the comments that were presented. They will fall under Orange County Department of Health for a number of reviews and will probably be there for almost a year so he would like to be scheduled for a public hearing if possible. Jason presented his comments stating that a number of revisions were made; there is a new configuration with a number of homes being moved away from the power lines; they will need a series of county improvements and approvals; a 239 will be required; the applicant has submitted to the DEC. The project is considered a major subdivision and will require parkland fees which will be determined by the Town Assessor. A Storm Water Pollution Prevention Plan has been provided for review. There will be individual wells and septics. The individual lots range in size from 0.93 to 7.63 acres in size. The Board requested that a conservation layout be prepared; the applicant has prepared such a layout and is proposing such a conservation easement of 8.5 acres in size on the site. The area of this conservation easement is encumbered by a power utility easement that serves the Marcy South power transmission lines.
A new State law as of the first of January was briefly discussed pertaining to the DEC and wetlands was discussed pertaining to their authority and the addition of “buffers”
Chairman asked for a motion to schedule this applicant for a public hearing in August; motion made by J. Boyd; second by J. Richichi; all in favor – no opposition.
